Often, water can get into your home because your foundation has settled. Excess moisture in soil creates a lot of pressure on concrete, which is usually the cause of most foundation cracks. The best way to prevent foundation cracks and water seeping through your foundation is to keep water away from your foundation in the first place.
Proper surface drainage around your home is essential to keeping water away from your foundation. Be sure to clear your gutters of dirt, leaves, and debris so that water does not overflow when it rains. When gutters overflow, water pours directly along your foundation walls and can seep into your basement. Another tip is to ensure your downspouts are extended at least 10 feet away from your home to direct water away from your foundation effectively.
Another option is to install a sump pump. If your property is prone to water drainage, you may want to consider installing a sump pump. A sump pump drains excess water away from your property. It allows water to flow into a sump pit through drains or natural water migration through the soil. The water is pumped out of the pit and away from the building so your basement or crawlspace stays dry.
Retaining walls are another great way to keep water from seeping through your foundation. Retaining walls not only add tremendous curb appeal to your home but also help minimize soil movement and erosion around your foundation. For a retaining wall to be effective, however, you do need to ensure that you have proper drainage for the wall as well. In order to provide proper drainage, a minimum of 12 inches of granular backfill should be installed directly behind the wall. Gravel allows water to flow properly through the ground without losing soil. Once you have proper backfill, you can add compacted soil to fill the rest of the space behind the wall and add plants for added strength and curb appeal.
